MMDC Form Book

What is the MMDC Form Book?

The MMDC Form Book is a resource of architectural guidelines and designs. It is a tool to spur real estate development throughout the distinct neighborhoods of the Medical District.

The Form Book does so by providing real estate developers and builders a series of architectural housing concepts and customizable designs.

Who is the Form Book for?

The designs within the Form Book are meant to be used by anyone - from first-time homebuilders to seasoned real estate professionals - looking at developing a piece of property within the Medical District’s 2.6 square miles. The designs within the Form Book are ideal for Medical District employees wanting to live close to work, for neighborhood partners building quality housing, and for real estate developers looking to develop infill housing in the city’s core.

  • Real Estate developers (both for- and non-profit)

  • Community organizations

  • Emerging investors or developers looking to build their first property

  • Community residents

  • Everyone!

The Form Book in Practice

The Form Book allows users to pick a design of their liking that can be fit to a specific site (either by right, or through zoning variances). Then, the developer will work with an architect of their choosing to customize the design's to their site.

MMDC acts as a convener throughout the process, with connections to architects, local financing options, and neighborhood partners. The designs in the Form Book have been paid for by MMDC, but the cost of construction drawings is covered by the property developer.

The Medical District Form Book is made possible through collaboration between MMDC and the Office of Jonathan Tate (OJT), a leading architectural firm specializing in urban housing development, with additional insight and input from The Works and U3 Advisors.
